Our Approach

A client representative is your independent voice in the construction process. Unlike a project manager who coordinates the consultant team, a client representative works exclusively for you — the client — ensuring your brief is respected, your budget is protected, and your interests are prioritised at every stage.

Clarifying your brief — objectives, scope, budget, timing, and quality expectations. We establish project governance and decision-making authority, recommend core consultants, define procurement strategy options, set high-level budget and programme expectations, and identify early risks around planning, approvals, funding, and logistics.

Concept & Viability

Testing ideas and confirming viability before significant spend. We coordinate concept development, ensure design aligns with your brief and budget, drive cost planning and value alignment, review options and advise on trade-offs, and confirm the project is financially and technically viable — acting as gatekeeper against scope creep from the outset.

Design Development

Turning a concept into a buildable, coordinated design. We manage design coordination across all disciplines, ensure every design decision is costed, approved, and documented, track the budget against the developing design, confirm specifications align with the brief, and lock down scope definition — protecting you against late design changes and cost surprises.

Tender & Procurement

Appointing the right contractor on the right terms. We finalise procurement strategy, coordinate tender documentation, manage the tender process including queries and addenda, analyse tenders across price, programme, risk, and exclusions, advise on adjudication and appointment, and ensure the contract aligns with approved scope and budget — filtering commercial and contractual risk on your behalf.

Construction

Your day-to-day representative on site. We monitor progress against programme and milestones, manage change control including variations, instructions, and claims, review cost reports and forecast final project cost, coordinate consultant site roles, assist with dispute avoidance and issue resolution, and keep you informed — clearly and honestly — protecting you from unnecessary risk or cost escalation.

Close-out & Post-Completion

Finishing properly, not just practically. We coordinate practical completion and handover, ensure snagging is tracked and closed out, verify final accounts and contract close-out, manage delivery of as-built information, warranties, and manuals, monitor defects liability period obligations, confirm operational readiness, and provide a post-project review — advocating for you until the last obligation is met.
