Inception & Project Brief
Facilitating the development of a clear project brief — establishing client requirements, objectives, priorities, and constraints. We assist in procuring the necessary consultants, defining their roles and scope of work, and preparing the project initiation programme to set the project up for success from day one.

Concept & Viability
Communicating the project brief to the consultant team and monitoring the development of the concept. We advise on procurement policy, agree development and documentation programmes, establish cost control procedures, and coordinate all concept and viability documentation for client approval.

Design Development
Managing the design and documentation programme — recommending procurement strategies, facilitating design reviews for compliance and cost control, and coordinating timeous technical input from all consultants. We ensure the approved concept is developed into a fully resolved design aligned with the brief and budget.

Documentation & Procurement
Coordinating preparation of procurement documentation, managing the tender process, and recommending contractors for client approval. We advise on appropriate insurances, assemble contract documentation, and ensure all appointments are in place for a smooth transition to the construction phase.

Construction
Active management of the build phase — arranging site handover, monitoring contractor performance against programme, reviewing scope and cost variations, and issuing payment certificates. We conduct regular site and progress meetings, manage contractual claims, coordinate practical completion, and facilitate the receipt of occupation certificates.

Close-out & Handover
Coordinating defect rectification, managing procurement of operations and maintenance manuals, warranties, and outstanding statutory certificates. We issue completion certificates, manage agreement of final accounts, and prepare a comprehensive project close-out report to formally conclude the project.
